TENANT FEES INFORMATION
Tenant Letting Fees Information for Assured Shorthold Tenancy Agreements through Parabar Estates.
Before Tenancies Begin:
Holding deposits of up to 1 weeks rent are taken to secure a property for a potential tenant during the application process. Upon completion the holding deposit will contribute to the first monthly rental payment.
Initial Rental Payment
Dependent on the tenancy start date and agreed monthly payment date, a minimum of 1 months rent will be required before the tenancy begins – less the retained Holding Deposit.
The agreed rental deposit amount – to a maximum of 5 weeks rent – will also be payable before the tenancy begins. Deposits are held solely for the protection of landlords in the event of damages incurred outside of reasonable were and tear during the tenancy period.
During Tenancy Term:
Your agreed rental payments as laid out in the agreed tenancy agreement
Late Rental Payments
In the event of unpaid rent, tenants will be subject to late payment fees under the agreement.
Tenants are responsible for costs incurred due to lost keys which can include services required to access and secure properties, as well as any expenses for replacing damaged locks or essential equipment. In addition we charge up to £20 per hour for associated administration time required to deal with such situations on your behalf.
Any changes or amendments to an Assured Tenancy Agreement ned to b requested in writing. Upon agreement from the Landlord, a £50 administration fee is applicable before new contracts are drawn up and issued for signing.
Early Termination of Tenancy
In the event of terminating or surrendering a tenancy within the agreed and contracted period, tenants are required to notify us in writing at the earliest possible opportunity.
Tenants are responsible for maintaining rent and utility payments until replacement tenants move in to take over the tenancy. Tenants will also be required to cover reasonable costs incurred by a landlord to re-advertise the property and source/screen suitable alternative tenants.
Other Associate Tenancy Costs:
Including Council Tax, Electricity Rates, Gas Rates, and Water Rates (inc sewage charges)
TV, Telephone and Broadband
All associated costs involved in installing, licensing and maintaining services, as well as meeting contractual obligations with providers.
Tenant Protection Schemes
Parabar Estates are members of The Property Ombudsman and use the Tenancy Deposit Scheme (TDS) to protect tenants in line with best practice and current legislation.
